Job Description

Role


Dream Industrial REIT is looking to hire a Sr. Manager, Portfolio Management & Analysis to be responsible for tracking and aggregating portfolio leasing activity and key performance indicators (“KPI”), perform financial analysis and deliver value added management reporting for the REIT.  Reporting to the VP, Portfolio Management & Analysis (“PM&A”), the successful candidate must be a critical thinker able to assess, synthesize and communicate issues and solutions as a key part of the PM&A team. Key areas of responsibility include:


Portfolio Management:



  • Responsible to provide support to our 4 regional offices by monitoring leasing activity against budget, perform lease deal analysis, KPI’s roll-up, monitor business results and forecast, and communicate the performance projections of the company.

  • Responsible to maintain internal databases (Excel and Argus) with the assistance of Analyst.

  • Responsible to provide reports to senior management and the Board of trustees on actual and projected performance of the portfolio, and identify tenant and leasing risks underlying the forecast.

  • Responsible to analyze, review and summarize market data to understand changes in the market and impact on our regional performance and leasing strategy.

  • Work on internal and external property valuations, by updating Argus models, interacting with external consultants and auditors, as well as performing analysis and providing explanations on value changes.

  • Perform ad-hoc analysis as required related to lease deal analysis including KPI’s and impact on value, proforma analysis on investment transactions and development.

  • Work with investments, strategic finance and debt financing teams to provide information, and perform analysis as needed.

  • Proactively anticipate, identify and resolve issues across the business; 


Financial Analysis: 



  • In coordination with the strategic finance team, maintain financial model of the REIT’s existing operations and perform ad-hoc analysis to assess proposed transactions.

  • Responsible to design and implement reports leveraging existing reporting tools to satisfy ‘near-term’ reporting requirements.

  • In coordination with corporate accounting team, prepare internal and Board reports on a monthly and quarterly basis including analysis of performance against budget and forecast.

  • Responsible to review and update public disclosure documents including sections of the MD&A, investor presentation, research analysts’ reports and others related to the performance of the company and its peers.

  • Analyze current and future state financial business processes, with a focus on Asset Management, Financial Analysis and Corporate/Property Accounting functions;

  • Communicate findings to senior management accurately in clear, concise report formats.What type of experience do you have? We’ve listed just a few select qualifications that we consider to be “must-haves.” We can cover the rest when we chat.


Qualifications




    • 5-7 years of related experience in Asset Management and/or Business Analysis

    • Bachelor of Commerce degree. Real Estate degree, MBA, CFA or CA/CMA/CPA designations are a plus.

    • Asset Management and business analysis. Experience in commercial real estate with focus on key performance metrics.

    • Strong people skills. You are an empathetic team player with a proven ability to build relationships at all levels of an organization.

    • Innovator. You are a creative thinker, with the goal of an improved future state. You have a proven ability to identify, evaluate and develop new ideas and support these with results.

    • Strong communication skills. You understand the importance of clear, understandable communication. You demonstrate your abilities in written and verbal reports, presentations, and examples of meeting facilitation. You have the ability to confidently communicate with IT colleagues and identify salient points to share with business stakeholders.

    • Responsiveness. You have an ability to anticipate needs and can commit to respond in agreed time frames.

    • Work beyond normal business hours when required.

    • Very proficient in Microsoft Excel. Strong spreadsheet and data manipulation skills.

    • Argus Enterprise experience is a plus.
